Auction End Times:
All Auction Boulevard LLC Online Only Real Estate Auctions are timed events. Auctions with multiple properties have staggered end times with 4 minutes between each ending.
Example: An auction scheduled to end at 10:00 a.m. will close the first property at 10:00 a.m., the second at 10:04 a.m., etc. Auction Boulevard LLC Online Only Real Estate Auctions also have an auto extend feature. Any bid placed within 5 minutes of the auction ending will automatically extend the auction for 5 minutes from the time the bid is placed. Example: If an auction scheduled to end at 10:00 a.m. receives a bid at 9:59 a.m., the close time of the auction automatically extends to 10:04 a.m. The auto-extend feature remains active until no further bids are received within the 5 minute time frame.
The identity of all bidders will be verified, bidding rights are provisional, and if complete verification is not possible, Auction Boulevard LLC will reject the registration, and bidding activity will be terminated.
At the close of the auction, successful bidders will be emailed a contract to be executed and returned to Auction Boulevard LLC. Successful bidder will deposit $10,000.00 of the purchase price in the form of cashier's check or wire transfer, as non-refundable earnest money, with Auction Boulevard LLC within 24 hours of the close of the auction. The entirety of the remaining balance is due at closing. Purchaser shall be responsible for all wire transfer fees.
A 10% buyer's premium will be added to the bid price to determine the final contract price.
Buyer's Premium Example:
Bid Price: $100,000
Plus 10% Buyer's
Total Contract Price: $110,000
Contract Documents will be sent by e-mail to the successful bidder, who must execute and hand deliver or email back to Auction Boulevard, within 24 hours of the close of receiving the contract. Successful bidders not executing and returning their contract with earnest money deposit within 24 hours of receiving a contract will be considered in default. Purchaser signed contract will not be submitted to the seller for approval without a copy of the earnest money deposit on file with Auction Boulevard.
Time being of the essence, this sale shall be closed on or before May 7, 2014. The seller will pay for preparation of the deed of conveyance, and all ad valorem taxes up to the date of closing. HOA fees and condominium assessments, if any, will be prorated up to the date of closing. Closing fees will be split ½ buyer, ½ seller. The purchaser will pay all other closing costs associated with this sale. THIS SALE HAS BEEN ORDERED BY THE U.S. BANKRUPTCY COURT. THE BANKRUPTCY TRUSTEE ASSIGNED TO THIS CASE WILL SIGN ALL CLOSING DOCUMENTS ONCE THE BANKRUPTCY JUDGE HAS SIGNED ALL THE APPROPRIATE ORDERS. THIS SHOULD NOT DELAY THE CLOSING, HOWEVER, IN SUCH CASE WHERE THE ORDERS ARE NOT RECEIVED PRIOR TO CLOSING, THE CLOSING WILL BE DELAYED UNTIL SUCH ORDERS ARE SIGNED BY THE U.S. BANKRUPTCY JUDGE PRESIDING OVER THIS CASE.
Property Inspection will be available March 29, 11:00am – 2:00pm.
A three percent (3%) bid price commission is available to properly registered brokers. This form must be submitted via email or hand delivered to Auction Boulevard LLC, according to the terms set forth in the Broker Participation Form.
